The Home Buying Process

1. Initial Consultation

We’ll sit down (or chat over the phone) to talk through your goals, needs, and timeline. I’ll explain what to expect from start to finish, and answer any questions up front so you're confident moving forward.

2. Get Pre-Approved

This step helps you understand what you can afford and shows sellers you’re serious. I can connect you with trusted local lenders if you don’t already have one.

3. Start Looking at Homes

Once we know what you’re looking for and your budget, we’ll start touring homes that fit your criteria. You’ll learn a lot through the process — even from the ones you don’t like.

4. Make an Offer

When you find the right one, we’ll walk through the offer paperwork together. I’ll help you write a competitive offer that makes sense for both your goals and the local market.

5. Earnest Money

After the seller accepts your offer, you’ll submit an earnest money deposit. This shows your commitment to moving forward and is held until closing.

6. Inspections and Negotiations

We’ll schedule your home inspection and review the results together. If repairs or concessions are needed, I’ll help you negotiate terms that make sense.

7. Final Walkthrough

Before closing, we’ll walk through the home one last time to make sure everything is in the condition you agreed to — and ready for you to move in.

8. Closing

You’ll sign the paperwork, get the keys, and officially become a homeowner.
