1. Let’s Meet and Walk the Property
We’ll go over your goals, timeline, and any updates or features that make your home stand out. I’ll do a walk-through and talk strategy, pricing, and what to expect in our market.

2. Market Analysis & Pricing Strategy
I’ll run a Comparative Market Analysis (CMA) to help us price your home competitively — not too high to sit, and not too low to leave money on the table. I’ll explain what buyers are paying for homes like yours right now.

3. Getting Your Home Ready
We’ll talk about simple improvements, staging tips, and how to make the best first impression — in photos, in-person showings, and online.
Need help? I can recommend trusted cleaners, handymen, or stagers.

4. Professional Photos & Marketing
I use high-quality photography, video walkthroughs, and marketing tailored for your property. Your home will be listed on the MLS, syndicated to national home search sites, and promoted across my social media and YouTube audience.

5. Showings & Feedback
I’ll coordinate showings around your schedule and collect feedback from buyers and agents. If adjustments need to be made, I’ll keep you informed and make strategic moves.

6. Offers & Negotiations
When we receive an offer (or multiple), I’ll help you understand the terms — not just the price, but the financing, closing dates, and any contingencies. My job is to help you get the best possible outcome.

7. Under Contract
Once you accept an offer, the buyer will do inspections and final loan approval. I’ll help manage timelines, repair negotiations, and make sure everything stays on track.

8. Closing Day
You’ll sign the final paperwork, hand over the keys, and the sale is complete. I’ll make sure you know exactly what to expect on closing day — no surprises.
